These checklists were created to assist buyer’s and seller’s
INFORMATION NEEDED TO OPEN TITLE & CLOSE THE TRANSACTION for agents and buyers expedite their orders.
Buyer’s Agent Real Estate Transaction Checklist:

Upon delivery of signed earnest money contract, please provide:

Buyer’s mortgage company name, loan officer/processor names, telephone/fax numbers and email addresses.

Buyer’s insurance agent name, phone/fax and email address.

Your commission disbursement authorization, if applicable.

Upon receipt of the Title Commitment, review Schedule C for any issues that must be resolved prior to closing. Please provide relevant documentation and/or contact names, numbers and email addresses.

Schedule your closing appointment at least one week in advance.

Buyer and closer will need all closing instructions and loan documents at least 24 hours prior to closing.

Remind the buyer to bring a cashier’s check and two forms of identification to the closing.
Seller’s Agent Checklist:

Seller’s existing loan payoff information, including mortgage company name, loan number, telephone/fax numbers and social security number(s).

A copy of the listing agreement.

Your commission disbursement authorization, if applicable.

Upon receipt of the Title Commitment, review Schedule C for any issues that must be resolved prior to closing. Please provide relevant documentation and/or contact names, numbers and email addresses.

Provide a copy of the existing survey if it is to be used for closing.

Advise the closer of the name of the Home Warranty company, as well as the person responsible for ordering such.

Fax or email copies of repairs and/or other invoices to be paid “out of closing” prior to closing.

Call the day prior to confirm your closing time.
